The graph below tells the story that the Remuera property market hasn’t changed much from where it was exactly two years ago (April 2024). Just twelve months ago most commentators predicted an uplift in prices. In reality, while sales volumes remain healthy due to more homes for sale, prices are yet to improve. The uncertainty in the air has created an environment where selling first, then buying quickly, is more commonplace.

At first glance, most people wouldn’t think war in the Middle East could support a stronger market in 2026, however, thinking back to the significant uplift that Remuera and NZ experienced post-covid – I wonder if it could happen again.

The key driver of that post-Covid bounce was central banks’ decision to stimulate growth by injecting billions of newly created dollars into economies. That 2020/2021 world was awash with money, and some of it went straight into our real estate. This year or next, if and/or when economies begin to decline, lower interest rates could be a catalyst for prices to rise.

A flight to safety

This quarter, the story is less about statistics and more about people. Driven by a growing sense that the world is less safe, we’ve met Gulf State‑based professionals, American and British families, Singaporeans, Chinese and Hong Kong families – all relocating to Auckland, often with Remuera top of mind for schooling, prestige and convenience. The new Golden Visa legislation, which allows eligible investors to purchase a property at $5 million or more, is likely to see these migration trends continue.

What this means for Remuera Homeowners

Unlike a house, time is a resource that cannot be replaced. One of the most common questions Nila and I receive is: “When is the right time to sell?” In our experience there are some common concerns behind that question. Firstly, “is there a buyer out there for my home?” And secondly, “can I get a good price?” With our experience and singular focus on Remuera the answer is often yes, but ultimately your situation will determine if it’s the right time to make a change.

When we moved to Bayleys in Remuera 15 months ago, our intention was to tap into Bayleys’ vast resources and international networks to deliver better marketing, stronger outcomes, and happier clients. The proof has been in the strength of our numbers. This quarter Nila and I sold a significant share (33%) of all Remuera homes above $3.5 million. For the benefit of prospective sellers (for whom the time is right!), we can confirm to you with confidence that serious buyers exist. And they come to us because we have most of the better quality Remuera homes.

A Quarterly Milestone

It’s hard to believe Nila and I have now been delivering this Remuera quarterly report, as a team, for a full 10 years. It puts a smile on our faces when people remark that it’s an utterly unique publication by virtue of its consistency and depth. Much passion and commitment has gone into producing it. Today it’s more a family affair than ever – our daughter Charlotte designs and curates it, and our son Joshua supports our wider squad (Chester our sales associate and Sophie our operations manager) to personally deliver it to thousands of Remuera letterboxes.
