Reading the chart
The red line
Each point is the median of the last four quarterly medians. The scale is on the left.
Why $2,015,000, not $1,988,000
The line ends at $2,015,000, the median of the four quarterly medians from Q1 2025 to Q4 2025. The $1,988,000 above is the annual median sale price for the 12 months to November 2025. They cover different periods.
The bars
The number of settled sales in each quarter. The scale is on the right. The busiest quarter was Q4 2020, with 290 sales; the latest, Q4 2025, had 130.

From Steve & Nila
Recent international events point to NZ being an increasingly attractive destination for ex-pats and foreigners who would like to distance themselves from less stable regions.
During the festive season Nila and I met and hosted numerous visitors and customers who all marvelled at how incredibly lucky we are to live in a suburb like Remuera.
Compared with most CBD-fringe locales abroad, people really rate our green spaces, the proliferation of beautiful family homes in safe leafy streets, and the proximity of community parks, great schools, stunning volcanoes and walkable shorelines.
While most non-resident foreigners were prevented (since 2018) from purchasing NZ homes, a recent law change now enables ‘Golden Visa’ holders to buy one family home – on the proviso it transacts for $5,000,000 or above.
That’s where Remuera comes to the fore; by being able to offer hundreds more $5million+ homes to the market than any other suburb.
Before we recommend a sale method to our Remuera home sellers, Nila and I pride ourselves on identifying the standout features of their home and carefully listening to their needs. The Remuera market can change swiftly, often before most pundits realise, so having our finger on the daily pulse of the market further informs the sale method we choose.
A case in point is our recent successful sale of 52 Bassett Rd Remuera in December 2025 under the hammer at auction. The vendors were aware that many of their friends and neighbours had recently tried but failed to sell their premium Remuera homes. Spotting a window of opportunity, on our advice, they took the initiative to ‘challenge the norm’ and go to auction. ‘It worked’ and sold above CV and $10million.
The decision to fully expose their home to the market really paid off. A local family won the bidding against a family from overseas. A record result like this, Remuera’s third highest auction sale ever, reflects Bayleys’ dominance of the Remuera market in the $5m plus price range (see diagram).
Until next time, enjoy the summer and stay well.
