There’s a Remuera family I’ve been thinking about a lot lately.
They didn’t wait for the “perfect” market. Instead, they decided to move in this one. They owned a lovely family home they thought would fetch $6,000,000. In this softer market, the best price they could achieve was 10% less – or $5,400,000.
Not what they’d hoped for, and not an easy pill to swallow.
But here’s where the numbers started working in their favour.
The home they really wanted to buy – a clear step up for their family – would have been worth around $10,000,000 a year or so ago. In today’s market, that owner also had to meet reality and accept 10% less, selling for about $9,000,000.
If you look at it in isolation, both vendors “lost” 10% against their expectations. But when you buy and sell in the same market, the picture changes:
In other words, the percentage might be the same, but 10% on a more expensive home is a bigger dollar figure.
That’s the quiet opportunity in this market for people who are trading up. If this is the environment where all homes are being measured – and it is – then there’s a strong argument that there may never be a better time to step into a more valuable property.
