Remuera has long been one of Auckland’s most resilient suburbs. Markets will always move through cycles, yet owning a home in this premium city-fringe location has consistently proved a sound decision.
That resilience tells only part of the story. Nila and I often reflect on how fortunate we are to live and work here. Remuera offers something rare: a community where people consistently live meaningful lives and feel connected. Its social, economic, and environmental advantages are woven into daily life.
That belonging explains why so many residents stay for longer. The 2023 Census showed Remuera has a higher proportion of residents aged over 65 than many other suburbs. People want to remain near the medical mile, our hospitals, and their grandchildren’s schools.
Throughout my 3 decades in Remuera real estate, a number of prominent homes have never been listed for sale; instead, they passed quietly to the next generation. Of the 1500+ Remuera homes I’ve had the privilege of selling, my oldest vendor was a sprightly 100-year-old lady, and the youngest buyer a 19-year-old entrepreneur. I learned a lot from them, and everyone in between.
Established communities like ours have learned to adapt to change. Every three years, New Zealanders hope the incoming government will resolve what previous governments could not. Some argue that 4-year election cycles would help achieve more. What do you think? The 4-year effect on property would be modest; however, over time, fewer election cycles could reduce the typical hesitation I’ve always seen from buyers and sellers.
That hesitation has more impact when uncertainty is already present. Today, like our political leaders who are confronting local and international headwinds, Remuera faces genuine challenges. Yet when median prices have softened by more than 20 per cent since 2022, history suggests the greater risk may lie in waiting too long. Prices are likely to rise sooner rather than later. I’ve personally witnessed home prices taking off well before anyone realises they have – several times. I watch for an increase in bidder numbers, more multiple offers, etc. Our market can turn quickly!
In property, as in life, perspective, patience, and sound judgement matter greatly. Ultimately, Remuera rewards those who understand its inherent value as a premium suburb.
